Biomass Facility Fire Rebuild – Insurance Reinstatement Project

SB4 Construction were appointed to lead the full reinstatement of a biomass facility following a significant fire that resulted in the destruction of the surrounding buildings. Working closely with the insurance providers and the client from an early stage, SB4 helped navigate the complexities of an insurance reinstatement project — finding common ground between all parties and establishing a clear, practical path to rebuilding as quickly and efficiently as possible.

Why SB4?

Given the specialist nature of the facility, appointing the right contractor was critical. Our proven track record in delivering complex renewable energy and energy centre projects made SB4 a natural fit for this reinstatement. Understanding how biomass systems integrate with the surrounding building infrastructure — the structural requirements, the service interfaces, the operational demands — meant we could hit the ground running without the learning curve that a less experienced contractor would face. For the client and insurers alike, that experience provided confidence from day one.

Demolition & Site Clearance

Before rebuilding could begin, the fire-damaged structures needed to be safely and efficiently cleared. SB4 appointed one of our trusted specialist demolition contractors to undertake this phase of works, ensuring the demolition was carried out safely, compliantly, and with minimal delay to the overall programme.

A critical consideration during this phase was the protection of the existing boilers, which had survived the fire and were to be retained and reintegrated into the rebuilt facility. Prior to any demolition activity commencing, SB4 oversaw the design and installation of a temporary roof and scaffold enclosure to fully protect the boilers from the elements and from the risks associated with the surrounding demolition works. This temporary protection ensured the boilers remained in good condition throughout, safeguarding a significant element of the existing plant and avoiding what would have been a considerable replacement cost.

With the boilers protected and the damaged structures safely cleared, the site was handed over in a clean and prepared condition — allowing the construction phase to follow on without interruption and keeping the overall programme firmly on track.

The Approach

Insurance reinstatement projects bring their own unique challenges. Balancing the requirements of the insurer, the needs of the client, and the practicalities of construction on a live and sensitive site demands careful coordination and clear communication throughout. SB4 managed this process proactively, ensuring that decisions were made efficiently and that the programme was protected wherever possible — minimising the period of disruption to the client’s operations.

From demolition through to completed rebuild, the facility and surrounding buildings were reinstated to a high standard, returning the site to full operation.
