An initial commercial project discussion should establish the business objective and intended use, the site, building or development opportunity, the required spaces and desired level of finish, the current design and planning position, budget or funding considerations, the target programme and any operational constraints, and sustainability and future running-cost priorities. You do not need to arrive with a finished brief. Our role is to ask the right questions, identify what information is missing and help structure the next stage.

Clear Before Construction Begins

Every project is different, but our approach remains clear and structured. From the first conversation through to handover, we bring together the people, information and decisions needed to keep the project moving. We focus on identifying issues early, maintaining alignment between design, cost and programme, and taking responsibility for the detail so our clients can stay focused on the bigger picture.

Understand the commercial objective. We begin with the end in mind: what the space needs to achieve, who will use it and what success looks like for the operator, owner or developer.

Test the feasibility. We review the proposed scope, site or existing building, design ambition, cost and programme. This is where assumptions are challenged and the right route is established.

Coordinate the design. We work with architects, interior designers, M&E designers and specialists to remove grey areas and turn the brief into coordinated information.

Align budget, programme and procurement. We build a realistic programme around the project requirements, lead times and cash flow, while procuring the team and packages needed to deliver.

Manage and build. Our project and site teams coordinate works, specialist subcontractors, quality, safety and communication through the construction and fit-out phases.

Complete and hand over. We drive the final stages to the agreed standard and provide the information needed for the client or operator to take control of the finished space.
