Project Overview
SB4 Construction are nearing completion on a development of 7 new high-specification industrial units, having been appointed mid-way through the planning stages to lead the technical design and value engineering of the scheme. Working closely alongside the previously appointed planning consultants, our team seamlessly integrated into the process, bringing construction expertise and commercial insight to shape the project from design through to delivery.
Technical Design & Value Engineering. Our involvement at the design stage allowed us to interrogate the scheme in detail, identifying opportunities to improve buildability, reduce cost, and enhance the overall specification without compromising the client’s vision. This collaborative approach between SB4 and the wider project team has resulted in a development that balances high quality with long-term value.
Built for Modern Business
These units represent exactly the kind of forward-thinking industrial space that today’s businesses are looking for, efficient, sustainable, and ready to support occupiers as environmental expectations and legislative requirements continue to evolve.
SB4 Construction are proud to have played a key role in bringing this development to life and look forward to announcing practical completion shortly.
A Specification Built for the Future
The client’s brief was clear, deliver units that are not only high specification, but that actively support and encourage sustainability for future occupants. In response, the units have been designed and constructed to be well insulated and airtight, minimising heat loss and reducing energy demand from day one.
Each unit has been fitted with EV charging infrastructure, future-proofing the development as electric vehicle adoption continues to accelerate across the commercial and logistics sectors. A solar array has also been incorporated, providing occupants with on-site renewable energy generation and the opportunity to meaningfully reduce their operational carbon footprint and energy costs.

Commercial Conversion & Fit Out
SB4 Construction were appointed to deliver the full conversion and fit-out of The Goat Restaurant, transforming what was previously a breakfast reception area and small bar into a high-quality, fully operational restaurant. The project required a complete reconfiguration of the existing space, combining careful structural intervention with a high-specification fit out to create a result that has proven to be a real commercial success for the client.
